EXISTING SINGLE-FAMILY HOME SALES
In September 2017, 29 single-family homes were sold in Parkland, Florida. Sale prices ranged from $308,000 to $900,000 with an average of $581,557 and a median $565,000.
Compared to the same time last year as well as the previous month, the number of closings decreased significantly which could be attributed to Hurricane Irma coming through last month and the demand for pre-construction homes in Parkland. But days-on-market stats show that the time from when these sold listings were put on the market to offers being accepted is shorter from an average of 104 to 61 days, year-over-year. And the gap between sale price and list price is smaller as well with Parkland sellers closing at a median of 98% of their listing price from the usual 97%.
The MEDIAN is the midpoint value in the range where half the homes are in its upper range and the other half are in its lower range. Unlike the AVERAGE value, the median is not sensitive to high sale prices for a small number of homes in the market area.
