OVERVIEW OF HOME SALES ACTIVITY
In November 2017, a total of 154 single-family homes was sold in Boca raton with a median price of $451,250. The median price for Boca Raton homes increased 11% from last year’s $405,000. The highest closed sale price recorded last month was $6,825,000 and the lowest was $100,000.
And compared to the same time last year, the median sale-to-list price ratio remained unchanged at 96%, while the days-on-market average slightly increased from 68 to 76 days before offers were accepted.
The MEDIAN is the midpoint or middle value in the range. Unlike the AVERAGE value, the median value is not sensitive to high sale prices for a small number of homes in the area.
PENDING HOME SALES IN NOVEMBER 2017
Records show that a total of 96 Boca Raton home listings went from “active” to “pending sale” status last month. The asking prices for these homes range from $147,500 to $8,995,000.
The PENDING SALE status means the seller has accepted an offer for the home but the sale has not yet closed.
